The Modern B&B is situated in the Montrose district of Houston, Texas, less than one mile from The Menil Collection art museum. The University of St. Thomas is one mile away and Rice University is 2 and 1 half miles from the bed & breakfast. The Galleria Shopping Center is 4 miles away. City centre Houston is six miles from the premises.
This 4 story, steel, forest and glass building was planned by the prize winning Collins Architects. The inside of the bed & breakfast reflects the up-to-date design of the exterior, with stained forest beams, a steel hearth, clerestory windows, lift and shaded verandas with scenic vistas above the 3 line. The walls are covered in modern artwork. Full, organic complimentary breakfasts, featuring homemade streusel coffee cake, caramel pecan rolls, ten grain waffles and fruit smoothies, are catered daily. A meeting room, fax services, computer and additionaly over-the-air Internet access are accessible. The bed & breakfast also proposes exercise equipping, barbecue grills, a video and book library, board toys and washhouse service.

Guestrooms at the Modern B&B comprise cable tv with VCRs and additionaly over-the-air Internet access. The Cayman and Chickadee suites function as a 2 apartment apartment with a shared bathroom. 2 suites are situated on their own privately-owned floor, and feature 2 person jetted tubs and balconies. Ground floor rooms provide privately-owned entrances. All lodgings feature iPod docking stations.
